Our Process

Initial consultation
After a first call, we meet in person. We want to know the project, and we want to know you. A build-out goes better when both sides understand how the other works, so we use this meeting to make sure we’re the right fit for each other before anyone signs anything.

Pre-construction and estimating
The earlier you bring us in, the more money we can save you. Even with an architect already on the job, we can shape the plan to fit your budget without giving up the things you can’t live without. We’ve priced a lot of build-outs over the years, so we can give you a realistic budget estimate from the start.

Proposal and agreement
Our proposal spells out exactly what we’re delivering, so the contract is clear on both sides. It includes a detailed project schedule and calls out every long-lead item that could push your opening date, so there are no surprises later.

Permits, subcontracts and procurement
We handle the permitting process from start to finish. While the permits are moving, we’re lining up subcontractors and ordering the long-lead materials and equipment, so the job is ready to start the day the permit is in hand.

Construction
The job follows the schedule we agreed on. Something unexpected comes up on almost every project, and when it does, you hear about it from us right away, along with what it means for your schedule. More often than not, we find a way to hold the overall schedule even when one part of the job is delayed.

Close-out, turnover and warranty
When the work is done, we work with the local municipality to get the approvals you need to occupy the space. We manage it so you don’t have to. Every project comes with a one-year warranty on all completed work, and if anything needs attention, call us and we handle it with our subcontractors.
